Vacant Land ManagementInstitutional-Level Experience, Local Focus
We help landowners protect their property, avoid headaches, and stay ahead of code enforcement while they hold for future plans.
Vacant land still creates problems
Even when nothing is built, land can become a magnet for:
Illegal dumping
Brush and weed violations
Encroachments and unauthorized access
Storm damage and erosion issues
Neighbors calling the city, and the city calling you
You should not have to guess what is happening on your property.
Vacant Land Management built for owners who do not have time to babysit land
Risk reduction so small issues do not become expensive problems
Documentation so you have proof of condition and action
Fast coordination so violations get resolved without dragging on
Our process is built around three things:
A simple plan
1) Start with a baseline
We confirm property access, known risks, and the visit schedule.
2) We inspect and document
You get date-stamped photos, notes, and clear next steps.
3) We coordinate solutions
When issues show up, we coordinate vendors, cleanup, and compliance actions.
Vacant Land Management Packages
Not every landowner needs the same level of involvement.
Our packages are designed around how much responsibility you want to keep vs hand off.

Frequently Asked Questions
-
While this is certainly something we can do, these services are not what we are offering here. We are your eyes, ears and boots on the ground for your vacant land.
-
Inspection frequency depends on acreage, location, and risk level. Most properties are inspected monthly or quarterly based on the selected package.
-
Yes, with owner approval. We use simple “Managed Property” signage. This sign is designed to detour any bad actors through Crime Prevention Through Environmental Design (CPTWD) as well as give contact information and reference information to help with calls.
-
Cameras and drone documentation are optional add-ons. When used, they are for condition documentation and incident records, not live security monitoring.
-
Vendor work is paid by the owner. We coordinate estimates, scheduling, and documentation, but we do not advance funds unless a separate arrangement is made.
-
We do not provide tax advice or file appeals. We can help coordinate tax consultants and have worked with many of them
-
Our primary focus is San Antonio and Central Texas, with services available across Texas depending on property location and scope.
