Getting the Buyer and Seller, in the zoning
We represented the seller and got a buyer to come in to buy the property. The buyer needed to get it rezoned, but wasn’t sure of the process.
We went out, made the introductions and helped guide the buyer through the rezoning process so that our client could sell their property.
This service was so beyond what either group expected, the buyer and sell hired us for their next projects.
The REIT with the tertiary problem
A large real estate investment trust (REIT) called us with a problem, they can’t get anyone to cover a small market for a building they needed to have repositioned to bundle in a portfolio.
The tricky part, it was in the Pacific Northwest, not in Texas.
We went out, hired a local broker, managed their work and renegotiated the current leases and the leased new space, making this property the shining star of the portfolio they were getting ready to sell.
The School with too much supply (of real estate)
A private school had found that with more online education, they didn’t need all of the space they needed.
They asked us what should they do with it all, so we went to work. We found that one property was residential and two were commercial. We brought in the Very Best residential agent to sell the residential property and we went to work on the commercial ones.
After some demographic and psychographic based analysis we found who would be the best tenants and hit the phones to get this one cash flowing rather than cash losing.
The nonprofit, that wanted some profit
With a surplus of cash and out growing thier current space, this noprofit wanted to see if they could make more money in real estate and not rely on only donations.
Welp, we not only found them a space, they would also make 3 time more in rent than they needed to operate the nonprofit.
Now they have the ability to really serve their community better, all because of a real estate transaction.
