You have worked to hard to let your investments or business not be successful
The Business that almost closed down.
The dream was to finally only a business of their own, something they can build, their kids could take over. Spoiler… the kids didn’t want the business and they had two locations too many.
We evaluated the space needs, decided on which location to keep, lease the other two location and sold those properties and helped set up the headquarters office on a long term lease, sold the business and then sold the real estate.
Their plan was to close everything down, sell the buildings empty and walk away with maybe $1 Million. This plan they walked away into their retirement with $7 Million.
Rumor has it, they are still on a beach somewhere.
The MOB with out of control operating Expenses Problem.
The property owner calls us in and tells us we will be taking over a property, the problem is the previous property manager over ran the budget by $250,000.
After digging in, we learned that nice dinners and gifts gave the vendors a lot of wiggle room with the property manager and things were never checked.
We walked in, cleaned up the unethical practices, recommending some capital improvements and rebid every contract in the building, which resulted in the property’s operating budget being reduced by almost $200,000, that was a $450,000 reduction from the high.
The Franchise real estate department that didn’t help.
One of the advantages is when buying a franchise is they are suppose to help you get set up and find the right location. Well this one didn’t help and the in house real estate team said anything will work.
This owner was smart enough to know there is more to site selection, so they had us consult.
We pulled demographics, psychographics, traffic counts, and multiple other reports to find their ideal customer, where they shopped and when they would stop buy to get some cookies.
We get a call almost every two years to do the same study when they are ready to open another location.
